The April 2012 Case Shiller Index, released on June 26, 2012, was highly positive. The 10 City and 20 City Indexes showed positive increases over March and every metro area, except Detroit, showed a month over month increase, even poor benighted Las Vegas. Lest optimism exceed the limits of prudence we must point out that April 2012 is still a decline from April 2011. New York City, for instance, is 3.8 points lower than it was in April 2011. Still a trend up is better than a trend down.
